That one construction decision governs what can honestly be done in these houses. Duct board presents a fibrous surface to the airstream, and a rotary brush does not clean it, it erodes it and sends the fibers downstream into your rooms. So on a system of that vintage we use contact vacuuming and gentle air tooling, and where the liner is already delaminating or has ever been wet, that section has to come out and be rebuilt by an HVAC contractor, which is not work we can sell you. Water is the other local reality. Creek flooding has been inside ground-floor rooms in this city within living memory, and duct board that has been submerged never dries in a way that matters, because silt stays in the fibers and the smell comes back every humid month for the rest of its life. Something close to half the housing here is not a detached house, and in those buildings the same duct board plenums sit in equipment closets serving units that change hands every year or two.

How do I tell whether our plenum is duct board or metal?
Look at the box directly above or beside the indoor unit. Duct board is rigid but not metallic, roughly an inch thick, faced in foil with taped seams, and it sounds dull rather than tinny when you tap it. It was standard here through the 80s and 90s. It is not a defect by itself, but it does change the tooling we bring and it rules out aggressive brushing entirely.
Our ground floor took water years ago and there is a smell every summer. Can cleaning fix it?
If the wet material was duct board, no, and we would rather lose the job than pretend otherwise. Fibrous liner holds silt and biological material deep in the material where no tool reaches, and warm humid weather brings the odor back annually. That plenum or trunk section needs replacing. We document it with photographs so the HVAC quote you get afterward is based on evidence.
Our unit is in a stacked building and we control only what sits inside our own walls. What is worth doing?
The equipment closet, the filter arrangement and the return seal, all of which sit inside your walls. The building owns anything shared. In these 80s and 90s buildings the plenum is usually the dirtiest surface in the system and cleaning it alone is a legitimate partial job rather than an upsell, provided the liner is sound enough to take it.
