What that means for ducts
New-build ductwork
Roughly 44% of Roanoke's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

02Working in Roanoke
The part that changes from street to street.
Half of Roanoke's housing is something other than a detached house, which is unusual for a town this size and traces straight to the apartment building that followed the office campuses onto the 114 corridor. In those units there is barely any duct at all: an air handler in a closet, two or three short supply runs, and a return that is often just a grille in the closet door. What matters is where that return actually pulls from. In many of these buildings the closet is not sealed above the ceiling, so the system draws corridor air, and the complaint we get is a smell the resident cannot place. That is a sealing problem and cleaning will not touch it. Roanoke also holds a real share of manufactured housing on the older lots, where supply air crosses beneath the floor inside the belly wrap and a torn crossover lets ground moisture into the system. The newer detached streets on the north side are the only part of town where a conventional duct cleaning is even the thing under discussion.

I rent an apartment off 114 and there is a smell I cannot place.
Start with where your return pulls from. In these buildings the air handler closet is frequently open to the corridor above the ceiling line, so the system brings in hallway air along with whatever is in it. That is an unsealed closet rather than a dirty duct. It photographs well, which matters, because the fix belongs to the building and not to you.
Our manufactured home has floor registers. Can those be cleaned?
The registers and the trunk under them can be, but the part that decides the job is the crossover duct running beneath the belly to the other half of the home. If it has torn or dropped off its supports it is open to bare ground, and cleaning a duct that is open underneath accomplishes nothing. We look under the home before quoting, and the recommendation is often a repair with no cleaning at all.
We bought new construction on the north side. Same visit?
A shorter one. Recent detached builds here have not run long enough to accumulate anything from use, so the questions are whether debris came in with the drywall crew and whether the return cavity was sealed where it passes the top plate. That is an inspection rather than a cleaning, and it usually ends with us telling you to wait a few years.
