What that means for ducts
Mixed-era stock
The Colony splits across build eras — 4% pre-1980, 27% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

02Working in The Colony
The part that changes from street to street.
Almost nobody in The Colony heats with gas. This is an electric city, which means heat pumps with resistance strips as backup, and that changes both what we inspect and what we get called about. Every year in the first week of real cold we take calls about a hot metallic burning smell coming out of the vents, and in a house like this it is almost never the duct. It is dust burning off the resistance elements the first time they energize after nine idle months, and it clears within a few cycles. What is worth checking in these houses is the coil and the drain pan, because a heat pump cools in long low-temperature cycles and the coil stays wet for hours at a stretch. The city itself splits cleanly. There is the original 1980s build-out on the peninsula, where the flex has now had forty years and the systems are compact and closet-mounted, and there is the newer wave around Grandscape and the Austin Ranch side, where nothing has been in service long enough to accumulate much of anything.

The vents smelled like burning on the first cold night. Should we be worried?
Almost certainly not, and we will not sell you a cleaning over it. In an all-electric house that smell is dust burning off the resistance heat strips the first time they run after a long summer, and it goes away within a few cycles. If it lasts longer than that, or smells acrid rather than dusty, call us and we will look properly.
Our house is from the late eighties on the lake side. What is the realistic condition?
Original flex of that era is at the end of a long life. Insulation compressed at every strap, liner often torn at the bends, and a system that was compact to begin with. We scope it and give you a verdict run by run. Sometimes the useful spend here is replacing two bad runs rather than cleaning twenty.
We have a heat pump, not a furnace. Does that change the inspection?
It removes combustion and adds moisture. There is no cabinet or flue to check, so the attention goes to the indoor coil, the drain pan and the first few feet of supply plenum. Heat pumps run long low-temperature cycles that leave the coil wet longer, and that is where a biological problem in a Colony house usually starts.
