New-Construction Duct Dust-Out in Addison
Construction debris out of the ducts before you move in.
01Addison — the housing record
What Addison actually has behind its walls.

What that means for ducts
Mixed-era stock
Addison splits across build eras — 5% pre-1980, 23% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money. Under half the units here are single-family, so a fair number of systems are shared or stacked, and access is the first thing we check.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
02Working in Addison
The part that changes from street to street.
Only a small fraction of Addison is detached housing. Nearly everything here is an apartment or condominium, most of it built since 2000 around Addison Circle and Vitruvian Park, and nearly all of it heated electrically. That combination narrows what is genuinely worth buying. A unit like this has a closet air handler, ten or fifteen feet of duct, one hallway return grille and no combustion appliance anywhere in the picture. There is very little duct to clean and cleaning it would change almost nothing you can feel. What does change something is whether the filter seals in its frame, whether the return is drawing from your rooms or from the corridor and the chase behind the closet, and what the coil and the condensate pan look like after a decade of Texas cooling season. We tell people here more often than anywhere else we work that they do not need us yet.
Addison Circle Park
Same standard in Addison as everywhere else.
Source removal to the NADCA ACR standard, a written quote before anything is touched, and camera photographs of your own runs before and after. We are not going to re-argue that on every city page — it is set out once, in full, on the service page.

03New-Construction Duct Dust-Out — in this stock
Post-work clean-up, either way.
Whether the debris landed in a 1975 system or a 2019 one changes the method more than the price. The camera confirms which you have before anyone quotes a scope.

Shouldn't my builder have cleaned the ducts already?
Sometimes it's in the contract; often it's skipped or done superficially in the rush to closing. Ask your builder for documentation — an invoice and photos.
When is the ideal time to schedule a dust-out?
After the final sanding and paint work, before move-in — that's when the ducts have collected everything they're going to collect and your belongings aren't in the way. Already moved in? Still absolutely worth doing; the work is identical, we just add drop cloths and a little more care around furniture..

Tell us the ZIP and we will tell you what your system likely needs — including, sometimes, that it needs nothing yet. Nothing is charged until you have approved a written quote.
05Questions
Asked in Addison, answered straight.

Sometimes it's in the contract; often it's skipped or done superficially in the rush to closing. Ask your builder for documentation — an invoice and photos. If they can't produce it, our camera answers the question in an hour, and the pre-clean photos give you standing to raise it before your warranty window closes.

I can smell my neighbors cooking. Would cleaning the ducts stop that?
No, and this is the most common call we get from Addison. Odor crossing between units is a pressure and leakage problem: your return closet is pulling air from the corridor or from the chase it shares with other units, so the system delivers your neighbor's air to your rooms. Sealing the return closet helps. Anything in the shared chase is the building's to fix.
Is duct cleaning ever worth it in a condo here?
Sometimes, after a renovation on your floor, after a rodent or water event, or when the camera shows something real. Absent one of those, the duct in a stacked unit is too short and too lightly loaded to justify it. We would rather run the inspection, hand you photographs and tell you to wait than sell a service that changes nothing.
Everything is electric and there is no furnace. What is there to inspect?
The cabinet, and it holds most of what matters. Blower, evaporator coil, heat strips and filter rack sit together in one box, and with cooling running most of the year the coil and the condensate pan carry the wear. A slow drain in an interior closet is the failure that damages a unit, and it is visible long before it becomes one.
