What that means for ducts
Retrofit-era ductwork
About 35% of University Park's homes went up before 1980, which is before central air was designed into a house rather than added to it. Duct runs in that stock were threaded through attics and crawl spaces after the fact, often more than once, and the flex in them has had decades of Texas attic heat. Expect route surprises, expect joints that have worked loose, and expect a system nobody has opened.

Three situations, three different conversations. In the surviving older houses the runs were threaded through knee walls and shallow attics above 1930s framing, and the joints have had decades to work loose. In the rebuilds the duct is young and the complaints trace to pressure and room-to-room balance. In the rentals, filter fit is most of the story and the rest belongs to the owner.

Renovation dust in an old system.
A remodel in older stock pushes fines into ductwork that was already carrying decades of settled load, and the two mix. That matters for scope: this is rarely a register-level clean-up, because the debris travels back to plenums that have never been opened. It is also the one moment where a full system clean is unambiguously worth doing — the reservoir is at its worst and the house is already disrupted.

We rent a duplex near campus. Is a duct cleaning worth asking the owner for?
Usually not as your first ask. Behind the closet door of a unit like yours there is an air handler and a short length of duct, and that is all of it, so there is little to clean. Ask instead for the correct filter size and a change interval in writing, and report a return grille that whistles or a register that sweats. Those two complaints get real repairs approved; a general cleaning request rarely does.
Our 1936 house has ducts running through the knee walls upstairs. Is that bad?
It is common here and it is worth inspecting. A knee-wall pocket is unconditioned, so anything that leaks there is conditioned air paid for and lost, and any joint that opened is pulling that pocket's dust into the supply. The camera finds it quickly. What we usually recommend afterward is sealing and support work rather than cleaning.
The house was rebuilt in 2016 and the study is always stuffy. Are the ducts dirty?
Almost certainly not at that age. A closed door on a room with supply air and no return path pressurizes the room and stops the supply from entering properly. The fix is a transfer grille, an undercut door, or a dedicated return, and it costs a fraction of a cleaning. We check that before recommending anything else.
