Spring filled in between 1980 and the end of the 1990s, and that one build window sets the agenda for almost every job here. The systems we open are on their original flex duct, run through vented attics that sit brutally hot from May through September and stay humid the rest of the year. Flex of that vintage has its insulation compressed flat at every strap and a belly sagging low between supports, and a sagging belly holds whatever gets past the filter. Fuel runs close to even across these subdivisions, so half the houses have a gas furnace above the ceiling and half have an air handler and heat pump, and those are not the same inspection. The other Spring pattern is the equipment platform itself. An attic air handler sits in a secondary pan that has not been touched since the house was finished, and when the primary drain slimes shut the first sign is a stain on a bedroom ceiling, not a change in the air.

How do you know cleaning part of the system is enough?

The camera decides, not a hunch. We scope the whole system first; if debris is concentrated in the returns or specific branches, we clean those and document the rest as verified clean. If footage shows buildup everywhere, we'll say a full cleaning is the honest recommendation — with the photos to prove it.

Why are return ducts dirtier than supply ducts?

Because they run upstream of the filter. Returns pull raw room air — dust, pet hair, fibers, pollen tracked in on shoes — straight into the ductwork before anything filters it. Supplies only see air the filter has already scrubbed. That asymmetry is why return-side cleaning is often the smartest partial job.

Our hall ceiling has stained in a circle, right where the attic unit sits above it. Ducts?

Almost never. In Spring's attic-mounted systems that ring is the condensate side: a primary drain line that has closed up and a secondary pan that finally caught the overflow. We check the trap, the pan and the float switch before discussing duct at all, because a system that has been wetting attic insulation is a repair conversation rather than a cleaning one.

Our hallway return is a big grille with a fiber-lined box behind it. Can that be cleaned?

Sometimes, and sometimes not, and it is worth knowing which before you pay. Site-built return plenums of that era are lined with duct board, and once the liner has gone soft in a humid attic it sheds fibers straight into the blower. A degraded liner cannot be brushed back to health. We photograph it and tell you plainly when replacement is the only honest answer.

We are replacing the AC next year. Clean now or wait?

Wait. Changing out equipment in one of these attics disturbs the plenums, the filter rack and usually the first few feet of supply, so anything we did beforehand gets undone. Have the duct scoped while the installer is quoting instead. That way the trunk and return sizing get addressed by the person opening the system, and you pay for the cleanup once.
