Garland has built very little in the last fifteen years, so the interesting question here is not how old the house is but how many times the equipment inside it has been changed while the duct system stayed exactly where it was. In the 1970s and 80s stock that makes up most of this city, we routinely open a furnace closet and find a modern high-efficiency unit with a variable-speed blower connected to a return and a trunk sized for a 1984 furnace that moved considerably less air. The system is not dirty so much as strangled. Registers whistle, the filter bows in its rack, and the homeowner gets told the ducts need cleaning when the real reading is static pressure. Gas heat is more common in Garland than in most of Dallas County, so there is a combustion cabinet and a flue connection to look at as well. Where we do find genuine buildup it is usually on the return side, upstream of a filter that has been getting bypassed for years.

Think of it as surface hygiene that complements filtration, not a force field.
How often does the bulb need replacing?
Annually, as a rule. Germicidal output fades long before the visible glow does, so a lamp can look alive while doing little. We put a dated label at the unit when we install, show you the swap procedure, and the replacement is a simple, inexpensive routine from there.
We replaced the furnace and AC a few years ago and the house still cools unevenly. Are the ducts dirty?
Possibly, but that is not where we would look first in a Garland house. New equipment usually moves more air than the unit it replaced, and the trunk and return here are frequently original to the 1980s. Measuring static pressure across the system takes a few minutes and tells you whether you have a dirt problem or a sizing problem.
Our filter bends and gets sucked into the rack. Why?
That is the return telling you it is too small for the blower behind it, and it is common in Garland's older furnace closets. It matters for air quality because a bowed filter no longer seals to its frame, so a share of your air goes around it instead of through it. Enlarging the return grille or adding a second one addresses both complaints at once.
How much difference will a cleaning actually make here?
In a house where the runs are intact and the filter has been kept up, honestly not much, and we would rather say that than sell it. Where it earns its cost in Garland is the return side and the plenum, which sit upstream of the filter and have been collecting whatever the house sheds for forty years.
