Irving splits across build eras — 24% pre-1980, 13% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money. Under half the units here are single-family, so a fair number of systems are shared or stacked, and access is the first thing we check.

02Working in Irving

Most people who call us from Irving do not actually own the ductwork they are asking about. This is an apartment and condominium city more than a house city, from the Las Colinas towers down through the garden complexes along Belt Line and MacArthur, and a stacked unit hands you one closet holding the air handler, a handful of stubby branch runs, and a single grille in the hallway ceiling. There is very little duct to clean and a great deal riding on whether that return is pulling from your rooms or from the corridor and the chase behind the closet. The houses that are here skew older, particularly south of 183 near the original town center, where a 1950s or 60s plan puts the air handler in a central hall closet and gives the entire house one return to work with. Electric equipment is the norm across both halves of the city. Nothing burns and nothing vents, which moves the indoor coil to the front of the list.

How often does the bulb need replacing?

I rent in a Las Colinas high-rise. Is there anything here for me?
Not much duct, honestly. Your air handler sits in a closet with runs measured in feet, so a cleaning would be a small job with a small effect. What is worth doing is confirming the return is sealed to your unit rather than drawing from the corridor or the chase, because that is how a neighbor's cooking and smoke end up in your bedroom.
Our house near downtown Irving has one big return in the hallway. Is that a problem?
It is the standard layout in Irving's older plans and it only works while the interior doors are open. Close bedroom doors at night and those rooms have no path back to the air handler, so they pressurize and pull replacement air down through the ceiling from the attic. Adding return paths does more for the air in those rooms than a cleaning would.
We have no gas at the house. Does that shorten the inspection?
It changes it rather than shortens it. Electric equipment dominates Irving: an air handler paired with a condensing coil, no burner cabinet, no flue to sign off on. The hour goes somewhere else instead — coil, drain pan, return side. In an all-electric system that is exactly where moisture problems begin.
