How do you price a whole building — per vent or per floor?

By the building, from a camera walkthrough. We scope the accessible supply, return, and trunk runs first, then give you a fixed per-building price in writing before any work starts. Per-vent math is how small jobs become big invoices; we don't run it.

Can the cleaning happen without disrupting our tenants?

Yes. After-hours and weekend work under full HEPA containment is standard for multi-tenant buildings — the floor opens clean and your tenants never see the crew or the dust. It's the only sane way to do it in an occupied building, and it's our default.

What do we get to show tenants or put in the property file?

A per-zone before-and-after photo package and a written condition report. If a tenant asks what was done, or a lease clause or wellness certification wants proof, the record is already in the file — camera evidence, not a verbal 'we cleaned it.'

Do you push cleaning on a calendar, or only when it's actually needed?

Only when it's needed. EPA's guidance is condition-based — visible mold, vermin, or significant debris — and we hold to it. If the camera shows the ducts are clean, we document that and hand you the baseline. A clinic shouldn't pay for work its own system doesn't call for.

Can you work around patient hours?

Yes. We schedule around your patient flow or work after close, under containment, so the practice opens clean and operations are never interrupted. For a multi-location group we hold the same schedule discipline at every site.

What documentation do we get for a facility or accreditation file?

A written condition report measured against EPA guidance and the ACR standard, plus before-and-after camera photos and the product-and-label record for any antimicrobial treatment applied. It's built to be exactly what an inspection or accreditation review wants in the file.

Do you clean our kitchen grease exhaust too?

No — that's a separate trade with its own code and equipment, and we don't cross into it. We handle the comfort-air ductwork: the HVAC supply and return runs that condition your dining room or sales floor. If you need both, we'll tell you plainly which is us and which isn't.

Can it be done without closing the floor?

Yes. We work after hours under HEPA containment so the space opens clean and your customers never see the crew or the dust. For a multi-site brand we hold the same after-hours discipline at every location.

We run many identical stores — can you keep one standard across them?

Yes. One contract, one documented ACR-standard method, one closeout photo format across every site, so a portfolio review returns the same answer whether it's one store or forty.

We manage 200 units — how do we prove every unit was actually serviced?

Per-unit documentation. Every unit is numbered, photographed, and logged on its own line. You get a building-wide packet you can hand the board or an individual owner — not a single 'building cleaned' receipt that proves nothing later.

Our reserve study doesn't account for the ductwork — can you help the board budget?

Yes. We produce a full-property duct and dryer-vent condition assessment written to feed a reserve study, so the board can schedule and budget capital work years out instead of facing a special assessment after a failure.

Why clean the common dryer-exhaust riser, not just the in-unit runs?

Lint buildup in a shared vertical dryer riser is a genuine multifamily fire-safety item, and it's easy for a per-unit-only vendor to skip. We clean the shared riser and verify the in-line lint interceptor, then document it in the per-unit record.

We can't have crews in guest areas during peak hours — is that workable?

That's our default for hospitality. We work after hours, floor by floor, under containment, so occupancy is never disrupted and no guest sees the crew or the dust. The standard we hold is that a guest should never know we were there.

A few guest rooms keep smelling musty — is that the ducts?

Often it's the coil area, where a wet-sock odor starts on damp surfaces, more than the duct runs themselves. We camera both and tell you which — cleaning what's dirty, flagging a coil or UV fix where that's the real source, and not charging for runs that are already clean.

We're selling or refinancing a property — can you certify the duct system?

Yes. We issue a written duct-system condition letter for the transaction or the insurer, backed by a camera scan and documented findings — the kind of record a buyer's inspector, lender, and carrier will want in the file.
